FAQ

Frequently Asked Questions

1. What are the roads like in Round Mountain? Are they paved?

No, in fact Round Mountain's roads begin where the pavement ends on Old Toxaway Road. Our gravel roads are maintained approximately four times per year; and are easy to traverse with a four-wheel or all-wheel drive vehicle.

2. How large a moving van can Round Mountain's roads accommodate?

Due to the switchback curves on many of our roads, as well as steep inclines, a 30-foot box truck is the largest vehicle that can access many of our roads. Semi trailer trucks and long trailers cannot be accommodated.

3. I am planning to construct a cabin or detached garage. Do my plans have to be approved by the Association?

Yes, all plans for construction of all buildings require the approval of the Association's Board of Directors. Permits for septic tanks, wells, and construction must be obtained from the county.

4. If I am having construction or renovation done, what should I tell my contractor about the community?

Please tell your contractor about the size of trucks and trailers that can be accommodated by our roads and that construction debris must be contained. Work sites must be kept clean and orderly.

5. I'd like to buy a lot in Round Mountain. Are all the available lots buildable?

Some lots in Round Mountain may not be buildable. The neighborhood was subdivided before the current laws regarding septic systems and wells were in place. Buyers are responsible for ensuring that their lots are buildable before closing.

6. Am I able to get mail and package delivery at my home or cabin?

The US Postal Service will deliver to the bank of mailboxes, located near the pond and pavilion. This is also where FedEx and UPS will leave most packages. Although there are two shelves available for package delivery, space is limited, so packages must be picked up in a timely fashion. New residents may request a mailbox to be assigned to their address by contacting the Board of Directors.

7. When are meetings of the Association held?

The Association's Annual Meeting is usually held on the second Saturday of October. Members of the Board of Directors are elected and the annual budget is adopted and discussed at that time. There is also an informational meeting scheduled on a Saturday around July 4 each year.

8. Is Round Mountain a private community?

Yes, all roads and lots in Round Mountain are private. Visitors must be expressly invited by Association members or be renters of an AirBnB or other vacation rental. The pond, firepit, and pavilion are reserved for the use of members and guests only.

9. How can I identify my car or truck as belonging to a resident of Round Mountain?

Attractive stickers with the Round Mountain logo are available upon request and at the Annual Meeting.

10. Is there any access through Round Mountain to the Foothills Trail, local waterfalls or Lake Jocassee?

No, there is no access to these recreational sites via the roads or lots in Round Mountain. The nearest access to the Foothills Trail in Gorges State Park is located on Frozen Creek Road.
